If you bought a 1m home in 2017 with 20% down, and you sold it today for 2m you would have 1.2m in equity and could buy a house for 2.12m. If you sold for 1.5 you could buy a house for 1.62m.
Not only are they wasting time, they are creating a huge backlog. People with non-covid tickets and actually did something wrong are going to get away with us because if your court date is more than a year out your ticket gets dropped.
Everywhere I’ve been honours it. They are required by law. Canadian tire and Costco say that they don’t have to let you in if you don’t wear a mask, and they have the documentation to prove it (they don’t). Remind them that according to the human rights code of Ontario you cannot be refused service based on disability (not being able to wear a mask is a disability). I have had both Costco and Canadian tire managers go do my shopping for me while I wait outside. I get my stuff faster than I would be able to find it and I don’t have to wait in the checkout line. If everyone did this, they would give up and just let you in, but not enough people do. And make sure you are polite the whole time, these managers are just doing what they are told to do, is illegal but they don’t want to lose their jobs.
Edit: I’ve been contemplating just walking in anyway without them letting me, because by law they cannot touch you, and they have to call the police, the police will either not do anything or charge you with something that will not hold up in court if it ever sees the time of day, but I don’t do this because I don’t want to stress out my wife. To buy a 500k home you need 25k and your mortggage payment would be like 2500 a month and you need a combined income of 90k to qualify for the mortgage. Buy the house, finish the basement with a kitchen, rent the basement out for half your mortgage. This is all doable for a new family that doesn’t have kids yet.
You now have an income producing asset that makes your home more valuable, you can take out a home equity line of credit and invest the money into other real estate, stocks, or a business.
If you turn your 500k home into a 600k property you can get a heloc and take out 80k to buy a rental property in Windsor that will cash flow and you will reap the benefits of appreciation on two properties.

I was thinking the same until I realized this is all part of the campaign to make Canadians hate themselves. Conservatives hate Canada because A, liberals hate Canada because B, everyone cancels Canada day. A country that hates itself is easily conquered.
